Brambleside Affordable Housing Development Officially Opened

The six houses to rent and ten houses to buy were opened by Councillor John Lugg on Thursday, 18 August 2011.They were developed by Cornwall Rural Housing Association and Cornwall Community Land Trust and built by JJ Jones and Sons (St Austell) Ltd. Target sale prices for the three bedroom houses are £124,995 - £128,265 and £108,315 for the single two bedroom house. All six rental properties are occupied and all of the remaining houses have been sold.

The houses were completed in December 2010 by J J Jones, Building Contractors, of St Austell. All houses to rent have been allocated (April 2011).

The average rent at April 2011 was £94.40 per week, plus a service charge of £0.50 per week to cover the cost maintaining communal areas. See the Cornwall Rural Housing Association website for the latest details. All have heating and hot water provided by ground source heat pumps and have private rear gardens and a parking space.

A further ten houses for sale on the same site have been developed by Cornwall Community Land Trust. The homes were available to purchase from March 2011.

Update April 2012: nearly all remaining properties have now been sold.

St Teath Property

The cost of housing is a particular problem for many people in communities like St Teath where wages and salaries are relatively low, but the cost of housing is high. To address this problem, two recent new 'affordable housing' developments in St Teath have been completed at Bruallen, North Road and Brambleside, Treroosal Road.

These properties cost over £100,000 and a mortgage for just this sum would perhaps cost £650 per month* - difficult to service, but perhaps manageable by comparison with an older terrace house in the village. Bruallen and Brambleside houses are subject to a series of conditions which favour the needs of local people.

Sale prices for properties in general, including those in St Teath, are available on several websites which use information from the Land Registry. The table below shows how average sale prices have changed in recent years. The changes don't seem to follow any particular trend, perhaps because the price of one or two expensive properties can have a significant effect on the average.

The apparent increase in sales in 2011 partly reflects the sale of six affordable properties at the Brambleside development, with most houses selling at about £125,000, but it may also indicate that sales are picking up in the aftermath of the 2008 financial crisis.

The future for sales is uncertain, but more 'affordable housing' schemes are likely.
